Terms of Service
Effective: 11 October 2026. This English text is a translation; if it differs from the Hungarian version, the Hungarian version prevails.
1. Provider and subject
The Stayfellow property management software is provided as a browser-based service (SaaS) at app.stayfellow.com by Dendora Bt. (registered office: 2500 Esztergom, 48-as tér 11., Hungary, company registration number: 11-06-011289, tax number: 26228536-2-11, email: info@dendora.hu).
These Terms govern the contract between the Provider and the business using Stayfellow (the Customer). Stayfellow is for businesses acting in their trade or profession: accommodation providers and operators. We do not contract with consumers.
2. Conclusion of the contract
The contract is concluded on sign-up. Whoever signs up confirms that they may act on the Customer's behalf; they become the first owner of the account.
The contract is concluded electronically. It is not a written contract, the Provider does not file it, and no code of conduct applies. The current Terms are always available on this page.
3. Free trial
For 30 days from sign-up, every Stayfellow feature is free to use, without a card. The trial never turns into a paid subscription by itself.
If the trial ends without a subscription, the account becomes read-only: data stays and remains visible, guest links already sent keep working, but bookings and other day-to-day data cannot be recorded or changed until an owner subscribes. Account and subscription settings remain available.
4. Fees and payment
The fee consists of a base fee per account and a fee per apartment; at least one apartment is charged, rooms do not count. Current fees are published at stayfellow.com/pricing. Fees are net, excluding VAT.
The Customer chooses monthly or yearly billing. The fee is charged to the Customer's card in advance, at the start of each billing period. Payments are processed by Stripe Payments Europe, Ltd.; card details never reach the Provider.
If the number of apartments changes during a billing period, the fee is adjusted pro rata and the difference appears on the next invoice.
If a charge fails, the Provider notifies the Customer in the app and retries the charge. If the fee remains unpaid, the account becomes read-only until the Customer pays.
The Provider may change its fees with at least 30 days' notice by email. New fees apply from the first billing period after the change takes effect; Customers who do not accept them may cancel before that date.
5. Invoices
For every successful payment the Provider issues a Hungarian electronic invoice through Számlázz.hu and sends it by email. The Customer accepts electronic invoices.
Customers in Hungary are invoiced with 27% VAT. Businesses in other EU member states with a valid VAT number are invoiced under the reverse charge, customers outside the EU without VAT. The Customer is responsible for correct billing details.
6. Cancellation and termination
The Customer can cancel at any time under Manage subscription on the My account page. Cancellation takes effect at the end of the paid billing period, until which Stayfellow remains fully usable; fees already paid are not refunded.
An owner can request final closure of the account and deletion of its data at info@dendora.hu. Invoices and the billing data on them are still kept as Hungarian accounting law requires.
The Provider may terminate the contract without giving reasons on 30 days' notice, refunding the unused part of fees already paid pro rata. In case of a serious breach of these Terms, in particular abuse or use that endangers the security of the system, the Provider may terminate with immediate effect or suspend access.
7. The service
Current Stayfellow features are described on stayfellow.com and in the documentation. The Provider develops the software continuously and may change or retire features if this does not affect the essence of the service.
The NTAK and VIZA simulations do not report any data. Meeting legal obligations, such as NTAK and VIZA reporting in Hungary, tourist tax and invoicing guests, remains the Customer's responsibility.
The Customer issues guest invoices from their own Számlázz.hu account, in their own name, and is responsible for the invoices' content and for correct VAT and tourist tax settings.
When booking platforms (such as Booking.com, Airbnb or Szallas.hu) are connected, Stayfellow exchanges data with them through a connectivity provider. The platforms' own terms continue to apply. Data exchange may be delayed; the Provider is not liable for the platforms' operation or for errors caused by them.
8. Customer obligations
The Customer provides accurate data and only records guest data it has a legal basis to process. It controls the devices holding its passkeys and the team members it invites, and is responsible for actions taken in its account.
Stayfellow must not be used for unlawful purposes, unsolicited messages, overloading the system or circumventing its security.
9. Data protection
The Provider processes personal data as set out in the privacy notice. The Customer is the controller of guest data; the Provider stores it on the Customer's behalf as a processor, solely to provide the service, using the sub-processors listed in the privacy notice. A separate data processing agreement is available on request.
10. Availability and liability
The Provider aims to keep Stayfellow continuously available but does not guarantee a specific uptime. Where possible, it announces planned maintenance in advance.
The Provider's liability covers direct damage caused by breach of contract and is limited to the fees the Customer paid in the 12 months before the damage. The Provider is not liable for lost profit or indirect damage. This limitation does not apply to breaches committed intentionally or with gross negligence, or causing harm to life, physical integrity or health.
11. Changes to these Terms
The Provider may amend these Terms by notifying Customers by email at least 15 days before the change takes effect. Customers who do not accept the change may cancel before that date; continued use afterwards means acceptance.
12. Governing law and disputes
The contract is governed by Hungarian law, in particular the Hungarian Civil Code. The parties first try to settle disputes amicably; failing that, the court competent for the Provider's registered office has jurisdiction.
